Buying Rural Property-things to consider…

Buying a home is always intimidating — even to the most experienced of homebuyers. But buying a home in a rural area includes a set of circumstances unlike anything you will find in a suburban location. So if you are thinking of leaving the pavement behind and investing in that dream home in the country, here are some things you may want to consider before signing on the dotted line.

 

1. Convenience

One of the hardest adjustments for the city mouse turned country mouse is isolation. You may think you’re ready to trade the sound of traffic for that of crickets, but what about that commute time? My husband drives one hour to his job — and we are five minutes off the Interstate.

Maybe you’re retired and the daily commute is behind you; but if you have health issues that require frequent trips to the doctor, you will want to be close to medical care. Although the public school system will pick your child up, driving 20 miles to every sporting or music event could wear down even the most countrified of individuals. You might consider renting for a year to see what type of inconveniences your dream life might entail.

 

2. The Homeowners Association

Just because you are looking at three to five acres, doesn’t mean you can keep chickens in your back yard. Ask if the home you are considering is part of a homeowners association. Not only do these associations include yearly fees for road maintenance or other amenities, they frequently slap rules onto the homeowner that you may find onerous.

So if you intend to keep anything besides a dog or cat, love hanging your laundry out in the sun to dry, or even want to paint your house a vibrant color, the homeowners association may have something to say about that. Discuss your dreams with your realtor so that she shows you appropriate pieces of property. And if you do look at something in an association, ask for a copy of the ordinances.

 

3. Water

It’s a given that if you live in a metropolitan area water will be as close as a turn of the spigot. That’s not necessarily so in a rural area. If you are looking at property outside of the town limits, ask if the water is from a natural source or a cistern. A cistern is an underground tank that is filled either by a water delivery service (for which you have to pay) or collected from off the roof of the home. Some mortgage companies will not loan money for a home with a cistern. If they do, you will want to have it inspected prior to purchasing to make sure it does not leak and is free of contaminants.

A natural water source would include a well or a spring. Again, you will want to check with your mortgage company before purchasing a home with only spring water. And whichever you find will need to be inspected for impurities before the sale. Once you move to the country you will want to have your water tested on a regular basis to make sure it is free of bacteria or chemicals from industrial or farm run-off.

 

4. Neighbors

When living in the city, our undesirable neighbors included gangs and drug dealers. In the country, you may want to find a home away from places where they spray chemicals, make a lot of noise, or smell. Of course, this is a purely subjective decision, but most folks moving from the sterility of pavement find the smell of dairy farms and poultry houses offensive. You may also want to avoid the chemical exposure of living across from an orchard or vineyard, and the noise of a lumber mill. Make sure that you drive by the place that interests you several times at different times of day to get a feel for the area. It’s not a bad idea to speak with a neighbor or two, as well.

5. Sewage

The rural home does not have sewer lines carrying away unwanted waste. In the country, each home has its own septic system to deal with that. You will want to ask your realtor what type of system the property includes and how much maintenance is involved. You will also want to have it inspected before the sale.

The economic impact of the cancellation of this show on the blighted Harrisburg area (the city itself is bankrupt and pleading for a state bailout) is estimated to be in excess of $44 million.

 

This "shot heard around the sporting world" spread like wildfire via social media. The National Rifle Association, Olympic air rifle gold medalist Jamie Gray, and dozens more groups joined the boycott. National sports and outdoor retailer Cabela's joined in, and the boycott's momentum grew quickly and powerfully. By January 24, three-hundred vendors announced they would not be a part of this year's show.

 

. the effects of this decision extend to city and county governments around the country. Gun and outdoors shows are among the most profitable trade shows in America today.

According to David DuBois, President and CEO of the International Association of Exhibitions and Events, attendance at gun shows has increased 15-30% in recent years.

 

Even the most liberal states, cities, or counties will be hard-pressed to turn down these infusions of cash to stand by their anti-gun politics. Dallas and Austin, Texas recently considered banning gun shows at their city-owned convention centers, but these anti-gun efforts were dropped.

 


New figures released by the FBI show that Americans, during December and January, have been buying guns in record numbers. Analysts say that behind the surge in gun purchases are two events: the Newtown, Connecticut mass shooting and the moves by the Obama administration to introduce – and, in the case of assault weapons, reintroduce – gun control measures. The FBI figures show that in January, the agency performed 2,495,440 gun background checks, initiated by gun sellers before they sold a gun to a customer.

Is Rebellion the only thing that can Save America?

 

The US federal government has strayed so far from the Constitution and the rule of law that it can now be considered rogue and illegitimate.

Dumping US citizenship is becoming all the rage. And it surely isn't just for financial reasons. Sure there is the latest tax-grabbing intrusive abomination known as Obamacare, but there are also these disturbingly more frequent coordinating practices between the military and local police.

So, taxes are increasing, regulations are getting more restrictive, the military and the police are publicly merging into one seamless black boot for the politicians to press against the population's collective neck. Even as the media leads the state's disinformation attack to convince America that only the government should have any guns while its subjects remain conspicuously unarmed.

The US no longer has representative government. Members of Congress seek election not to uphold the Constitution and serve the American people, but to obtain power and to use that power to accrue professional and financial benefits for themselves and their major supporters. All the traditional means for the American people to seek the redress of grievances have now been blocked by a corrupt government composed of a self-absorbed permanent political elite unaccountable to the American people.

68 year-old Louise Milan was at home with her 18 year-old granddaughter last year when a SWAT team tossed flash grenades into her home and forced their way inside to serve a warrant. It turns out someone had used Ms. Milan's unprotected wireless internet connection to make threats against the Evansville police.

Unfortunately, the police response in this situation is all too typical. Many departments feel that if you have a SWAT team, why not use them. I know this will sound crazy but I believe the police should conduct actual investigations before raids such as this. Perhaps they should have observed the house, and saw that it was the home to a 68 year-old woman before tossing flashbang grenades through the window?

Ms. Milan has now brought suit against the police department.

 

So-called "Smart Meters" -- devices which monitor and report your detailed usage of home appliances and electronic devices -- are now being forced onto homeowners at gunpoint.

Power companies are now invoking police escorts to accompany meter installation crews that force homeowners to accept the new meters.

Smart Meters also allow the power company to selectively turn off your power or charge you higher rates for electricity used during peak hours.


 

The federal government has acquired a nearly unquestioned dominance over virtually every area of American life.


The next time a cashier asks "paper or plastic?" think of Abbie Schoenwetter. He spent more than six years in federal confinement for shipping lobster in plastic instead of cardboard.

There's no American law against doing so. But thanks to a vague, overly broad, and otherwise unjust federal criminal law, the U.S. government claimed it was upholding a Honduran regulation.

Abbie Schoenwetter's business, health, and family life (he has a wife and three kids) were wiped out because unreasonable federal prosecutors used an unjust law to target Abbie and a Honduran fisherman from whom Abbie purchased his seafood.

He's finally free now. But he notes that "The worst thing anybody can do to you is take away your freedom."

Indeed, the purpose of the U.S. Constitution is to secure the rights and liberties promised in the Declaration of Independence.

 

Three most important words to remember when being interrogated:  I don’t know!

Take a look at these names and you will know what unites this disparate group:

  • French movie star Gerard Depardieu

These three individuals have in common good sense and a keen grasp of the bottom line on a profit and loss sheet.

And they all recently have been in the spotlight for ending their native citizenship and moving their residence elsewhere. They were sensationalized by the news media and accused by politicians of unpatriotically avoiding high taxes at home.

Tina Turner has gone to Switzerland, and has been joined by Gerard Depardieu, and Saverin, a native Brazilian, went to Singapore.

They also joined an illustrious list of fellow expats, such as Bill Clinton buddy and Clinton Library donor Denise Rich; rock star Johnny Hallyday, tennis star Amelie Mauresmo, racing driver Alain Prost, singer Charles Aznavour; Canadian Shania Twain; Italian actress Sophia Loren; British pop star James Blunt and rock star Phil Collins; German Michael Schumacher, former Formula One race car driving world champion (all Switzerland); and grand slam German tennis star, Boris Becker went to Monaco.

Chasing Away Success


This sentiment was echoed by classic comic book hero Superman, who also declared his plans to renounce his U.S. citizenship in 2012 in Action Comics. “'Truth, justice, and the American way' - it's not enough anymore” after both the Iranian and American governments criticized him for joining a peaceful anti-government protest in Tehran.

Common sense dictates the right not to pay more taxes than you owe; and also the right to escape taxation when it becomes confiscation. That escape is called expatriation and it is a legal right upheld by the U.S. Supreme Court.

The late Judge Learned Hand, of the U.S. Court of Appeals in New York, was a progressive who believed fervently in judicial restraint. Called one of the greatest judges in American history, in a memorable tax case dissent, Judge Hand wrote: “There is nothing sinister in arranging one’s affairs so as to keep taxes as low as possible… nobody owes any public duty to pay more than the law demands. Taxes are enforced exactions, not voluntary contributions. To demand more in the name of morals is mere cant.”

Keep in mind Judge Hand’s description of the right to avoid taxes by all legal means when you hear politicians weep and wail about U.S. persons who choose formally to end their citizenship – the only way by which Americans can end their tax obligations.


The Long Arm of the IRS


Unlike almost every other major nation, U.S. taxes follow American citizens wherever in the world they go. Most other nations only tax the income of their citizens from sources within their borders. When a Frenchman, a Canadian or an Englishman leaves and makes a new home in another country, most of their home country tax obligations end.

Radical leftists like Michigan U.S. Senator Carl Levin prefer U.S. style worldwide taxation because it undermines tax competition among countries, removing individuals’ and companies’ ability to escape high taxes by shifting activity to jurisdictions with better, lower tax policies. That is why they back the imperial Foreign Account Tax Compliance Act (FATCA), an attempt to extend the jurisdiction of the U.S. Internal Revenue Service over every country in the world.

Indeed, as Cato’s Dan Mitchell says, this is why politicians from high-tax nations, like Levin and President Obama, are so fixated on trying to shut down so-called “tax havens.” It’s difficult to enforce bad, high-tax policy, after all, if some nations have strong human rights policies on financial privacy.

This same common sense geographic re-ordering based on taxation levels is occurring within the United States on a grand scale.


Higher Taxes Equals Less Revenue


The recent feeble complaint of golfer Phil Mickelson, a man worth $100 million, about California taking 65% of his income is only a symptom. The more famous Tiger Woods is worth more than $1 billion. He left California in 1996 because of high taxes and has saved millions in result.

In his book, Travis Brown, author of How Money Walks, writes that from 1995 to 2010 Americans moved about $2 trillion in wealth from California, Illinois, New Jersey and other high-tax states to states such as Florida, Nevada, Arizona and Texas that impose no income tax.

The 2010 U.S. Census showed these four low-tax states had the fastest population growth. The states that lost people were all high-tax states like California, New York, New Jersey, Connecticut, Maryland, and of course, President Obama’s home state of Illinois.

10 Planks of the Communist Manifesto

1. Abolition of private property in land and application of all rents of land to public purpose.

The courts have interpreted the 14th Amendment of the U.S. Constitution (1868) to give the government far more "eminent domain" power than was originally intended, Under the rubric of "eminent domain" and various zoning regulations, land use regulations by the Bureau of Land Management, property taxes, and "environmental" excuses, private property rights have become diluted and private property , vehicles, home, RVs, etc. , are seized daily in this country under the "forfeiture" provisions of the RICO statutes and the so-called War on Drugs – also known as Policing for Profit.

2. A heavy progressive or graduated income tax.

The 16th Amendment of the U.S. Constitution, 1913 (which some scholars maintain was never properly ratified), and various State income taxes, established this major Marxist coup in the United States many decades ago. These taxes continue to drain the lifeblood out of the American economy and greatly reduce the accumulation of desperately needed capital for future growth, business starts, job creation, and salary increases.

3. Abolition of all rights of inheritance.

Another Marxian attack on private property rights is in the form of Federal & State estate taxes and other inheritance taxes, which have abolished or at least greatly diluted the right of private property owners to determine the disposition and distribution of their estates upon their death. Instead, government bureaucrats get their sticky fingers involved.

4. Confiscation of the property of all emigrants and rebels.

We call it government seizures, tax liens, "forfeiture" Public "law" 99-570 (1986); Executive order 11490, sections 1205, 2002 which gives private land to the Department of Urban Development; the imprisonment of "terrorists" and those who speak out or write against the "government" (1997 Crime/Terrorist Bill); or the IRS confiscation of property without due process.

5. Centralization of credit in the hands of the state, by means of a national bank with state capital and an exclusive monopoly.

The Federal Reserve System, created by the Federal Reserve Act of Congress in 1913, is indeed such a "national bank" and it politically manipulates interest rates and holds a monopoly on legal counterfeiting in the United States. This is exactly what Marx had in mind and completely fulfills this plank, another major socialist objective. Yet, most Americans naively believe the U.S. of A. is far from a Marxist or socialist nation.

6. Centralization of the means of communication and transportation in the hands of the state.

In the U.S., communication and transportation are controlled and regulated by the Federal Communications Commission (FCC) established by the Communications Act of 1934 and the Department of Transportation and the Interstate Commerce Commission (established by Congress in 1887), and the Federal Aviation Administration as well as Executive orders 11490, 10999 -- not to mention various state bureaucracies and regulations. There is also the federal postal monopoly, AMTRAK and CONRAIL -- outright socialist (government-owned) enterprises. Instead of free-market private enteprrise in these important industries, these fields in America are semi-cartelized through the government's regulatory-industrial complex.

7. Extension of factories and instruments of production owned by the state; the bringing into cultivation of waste lands, and the improvement of the soil generally in accordance with a common plan.

While the U.S. does not have vast "collective farms" (which failed so miserably in the Soviet Union), we nevertheless do have a significant degree of government involvement in agriculture in the form of price support subsidies and acreage alotments and land-use controls. The Desert Entry Act and The Department of Agriculture. As well as the Department of Commerce and Labor, Department of Interior, the Evironmental Protection Agency, Bureau of Land Management, Bureau of Reclamation, Bureau of Mines, National Park Service, and the IRS control of business through corporate regulations.

8. Equal obligation of all to work. Establishment of Industrial armies, especially for agriculture.

We call it the Social Security Administration and The Department of Labor. The National debt and inflation caused by the communal bank has caused the need for a two "income" family. Woman in the workplace since the 1920's, the 19th amendment of the U.S. Constitution, the Civil Rights Act of 1964, assorted Socialist Unions, affirmative action, the Federal Public Works Program and of course Executive order 11000. And I almost forgot...The Equal Rights Amendment means that women should do all work that men do including the military and since passage it would make women subject to the draft.

9. Combination of agriculture with manufacturing industries; gradual abolition of the distinction between town and country by a more equable distribution of the population over the country.

We call it the Planning Reorganization Act of 1949 , zoning (Title 17 1910-1990) and Super Corporate Farms, as well as Executive orders 11647, 11731 (ten regions) and Public "law" 89-136. Monsanto & other GMO firms have pressured the Congressmen they’ve purchased into enacting laws against small farms and the mandatory use of genetically modified seed.

10. Free education for all children in government schools. Abolition of children's factory labor in its present form. Combination of education with industrial production, etc. etc.

People are being taxed to support what we call 'public' schools, which train the young to work for the communal debt system. We also call it the Department of Education, the NEA and Outcome Based "Education"  - none of which produce satisfactory results despite US expenditures for schools which are now the highest in the world.



So, is the U.S. a "free country" today? Hardly! Not compared to what it once was. Yet, very few Americans today challenge these Marxist institutions, and there are virtually no politicians calling for their repeal or even gradual phase-out of anti-citizen laws which are bankrupting the nation!
